Cally Yard

The Cally Yard commercial units scheme formed a part of a significant residential led mixed use development in Islington, North London. Taken from structural shell to Cat A fitted units with exposed services to offer a great example of how modern, versatile office space can be provided in fringe locations.

Radcliffes were engaged by London Square Developments (LSQ) to act as Project Manager and Contract Administrator on the Cat A Fit-out works to the commercial space within one of its flagship developments.

As a self-delivery residential developer LSQ is fully adept in the delivery of residential schemes. Acquiring sites, obtaining planning permission, procuring subcontractor works and managing the delivery of its schemes internally. LSQ recognised however that the delivery of Cat A fit-out was not within its internal skill set or that of its supply chain. As such through discussion with RCC LSQ and its delivery partner Appley opted to embark on a competitive procurement process with specialist fit-out contractors to undertake the works with LSQ acting as Employer.

RCC were charged with managing a team made up of members both internal and external to LSQ. As well as seeking a design which maximise the value of the commercial space RCC were entrusted with developing a bespoke procurement strategy for this scheme. This needed to give LSQ the full flexibility they required across the many units the commercial space was divided into while achieving cost and programme certainty.

The scheme and development model were considered a great success and the same process has now been pushed out across other LSQ development within the development portfolio.

Our Impact

Working with the client to fully understand their brief, Radcliffes were able to develop a procurement strategy allowing for comprehensive risk transfer to the successful D&B contractor providing LSQ with the cost and programme certainty it needed.
