16-26 Banner Street is located in the Borough of Islington. The existing building, consists of office space, 2 no. live work units at basement and ground floor levels with a large car park to the centre of the plan. 18 residential flats occupy the remaining 3 upper floors in the building.
Two planning consents have been achieved relating to the construction of a two-storey extension of residential accommodation on the 4th and 5th floors to provide six self-contained residential flats and the conversion of the ground floor car park and two live/ work units to office accommodation (B1) over ground and mezzanine floors.

Radcliffes acting as Project Managers were engaged at an early stage of the development tasked with building the design team to achieve the second of two planning consents and to subsequently implement the first of the two permissions. A CLOPUD was utilised to ensure compliance with the LA’s requirements ahead of negotiating subsequent construction works with a preferred contractor.
Further planning related tasks reside in managing a number of Section 73 applications to rationalise / amalgamate the two planning consents to ensure compliance.
Our Impact
Managing the intricate planning issues presented on this project, Radcliffes facilitated the free flow of information between the design team to ensure tight planning deadlines were met.
Maintaining a productive working relationship with the Clients preferred contractor was also key and evidenced in securing implementation of the initial consent under extreme time and environmental constraints.
